Start from what you want to change, then find the refinance that fits
Goal: take someone off the loan
Straight answer
Taking a name off the deed does not take it off the mortgage. A borrower usually leaves the loan in one of three ways: the remaining owner refinances in their own name, the remaining owner assumes the loan and the servicer releases the other borrower from liability, or the home is sold. Each requires the person keeping the loan to qualify on their own.

Ask the servicer first
Some loans allow assumption, which keeps the existing rate. Fannie Mae describes when a refinance is not always necessary.

Can you remove someone from a mortgage without refinancing?
Sometimes, if the servicer approves an assumption and a release of liability for the departing borrower.
